Below are just a few of the reasons why home sellers like you choose our team to sell their homes!
1. Professional photos will sell your home for more money. Every listing gets them.
A recent study done by Redfin, a national real estate firm, and the Wall Street Journal determined that properties listed with photos shot by a DSLR camera sold for $935 to $116,076 MORE than homes listed with point-and-shoot photos! Who wouldn’t like to sell their home for more money?
We know that most home buyers start their search on the Internet. We also know that under current market conditions there are tons of properties competing for their attention. And it should come as no surprise that the typical Internet user (myself included!) has a very, very short attention span. The Redfin/WSJ study showed that listings with DSLR photography received, on average, 61% more views than their peers across all price tiers. Makes sense. These exceptional photos stood out and caught the buyer’s eye and THAT was your first showing!
According to the data collected for this study, fewer than 16% of homes were photographed with a DSLR camera. Talk about leaving money on the table!
Every property we list is shot with a DSLR camera, wide-angle lens and tripod. And because we shoot our own photos, we have complete control and can take multiple shots. We guarantee that your home will look its best in all of our marketing. If we are not satisfied with the results of our photos, we hire a third-party photographer to shoot the photos with us. Your home’s photos are too important to leave up to chance.
2. Single Property Web Sites
Most of our residential listings get their very own website. Not just a quick page, but a complete website with full-size photos and links to property documents like disclosures, floor plans, etc. Your home will even have its own dot-com address. Check out www.NHVirtualHomes.com for an example. All of the advertising we do for your home will be directed to your custom domain name so your home will not have to compete with any other listings. We track all traffic to your site using Google Analytics and make the reports available to you 24/7 so you’ll never have to wonder what your REALTOR is doing to sell your home.
3. Real, Honest to Goodness Video Tours
Video means motion and sound, not the same still photos stitched together in a slideshow. Most agents seem to fear video but it is a natural medium for highlighting your home’s features and character in a way that still photos, even professional ones, can’t do. We post video tours on your home’s website and in the MLS and we syndicate them to a network of over 50 real estate websites. Here is a sample video tour.
4. Highly Targeted Pay-Per-Click Advertising
Traditional advertising is more of a shotgun approach. Pay a lot for a small ad in a newspaper or magazine and hope that someone notices your thumbnail photo in a sea of other ads. Targeted Internet advertising allows us to advertise a single property directly to a highly targeted demographic. For example, if we are marketing an equine estate and suspect our most likely buyer is a college-educated woman between the ages of 45-65 in Massachusetts, New York, New Jersey or Connecticut, we can create a Facebook ad campaign to reach only this demographic and track every click. And we are driving this traffic to JUST your property’s website: no other competition.
5. National and International Exposure for Select Listings
We can share listings with a network of over 1,400 luxury real estate agents throughout the country. Often buyers of upper-end properties come from out of state and, through my relationships with these agents and by being a member of the Institute for Luxury Home Marketing, we have access to tools and resources that few other agents have.
6. Local Real Estate Market Data at Your Fingertips
We have invested in a custom market “calculator” that contains data from every New Hampshire residential real estate sale since 2001. That’s over 175,000 transactions. We use this tool to develop our 28-page, quarterly market reports, which reveal long- and short-term trends in New Hampshire’s real estate market. We can also use our calculator to create custom reports for clients with the click of a button. Want to see a ten-year sales history for waterfront homes built after 1990, in Meredith, on Lake Winnipesaukee and with at least one wood burning fireplace? No problem. Just ask. How can this help you sell your home? We use all this data to accurately estimate a suggested list price so your home doesn’t languish on the market and so you can sell for the highest amount in the least amount of time.
7. A Commitment to Market Your Home Like it Was My Own
We want happy, satisfied clients who don’t hesitate to recommend us to their friends and neighbors. The only way they’ll do that is if we exceed expectations in service and professionalism and if do what we say we will do. It all starts with a written, custom marketing plan that details how we will market your home. We work with you throughout the entire process and regularly communicate with you regarding the interest in your property. There is no “set it and forget it” marketing with the New Hampshire Fine Homes Team. We make a commitment to you when we sign that listing agreement and work to SELL your home!
